I'm skeptical about this approach. Just rezoning an area doesn't automatically attract major manufacturers. Stellantis will want tax incentives, infrastructure improvements, and workforce guarantees. Is Canada offering all of that?

Has anyone considered the impact on local housing and communities? Industrial rezoning in residential areas typically drives up land values and displaces existing residents.
